1282号筑地项目远景

1282号筑地是一个位于贝鲁特北部边缘区的住宅项目,它靠近该市一个废弃和使用的铁路终点站台、军队营区,余存的农用土地和近30米宽的高速公路;1282号所在的区域,目前为止并不被作为住宅区考虑和规划;这一项目包括95个其表面积从100平方米到650平方米不等的工业阁楼,总建筑面积为25,800平方米。
Plot# 1282 is a residential project located on the northern periphery of Beirut inthe proximity of one of the city’s abandoned and unused railway terminals,military barracks, leftovers of agricultural land and a 30‐meter wide highway. The zone in which our project is located isnot presently considered residential. The project’s program consists of 95industrial lofts with surfaces ranging from 100 square meters to 650 squaremeters on a total built‐up area of 25,800square meters.

在这里,建筑楼板被设计成围绕九处裸饰立面“核心区”的布局,每一处“核心区”分别每一层楼提供能容纳一到两套公寓空间;在内部格局方面,拟设的阁楼空间包含以下三种特征:天花板挑高达5.3米、附带开放空间,同时遵循最小限度的内部分区原则;场地总面积达5400平方米,总周长430米,其中近12米的长度的开口同毗邻公共步道相连。
Thefloor slabs are organized around nine exposed cores, each core feeding amaximum of two apartments per floor. The proposed lofts feature high ceilingsof 5.3 meters with open space plans and minimal interior partitioning. With asurface area of 5,400 square meters, the site perimeter is of 430 meters ofwhich less than 12 meters are facing a public access road.

这也就意味着该建筑97%的边缘区面朝着待开发土地——未来这里将被逐次建立起的高耸构筑填满;而基于目前的状态,从1282号筑地项目的位置向周围的任一方向眺望,暂且都能够一览无余地欣赏到这一片土地辽阔而壮观的全景;根据拟议设计所提出的概念,通过将窗户设计为从地板延伸到天花板的、巨大透明立面,从而使阁楼空间以一种开放的姿态毫无保留的暴露于外部空间中。
Thisimplies that 97% of the site’s periphery faces parcelson which buildings could be erected at some point in the future. In its present state, the site enjoys unobstructed panoramic viewson all orientations along the totality of the plot’s perimeter. As a result,all proposed loft spaces benefit from full exposure to the exterior throughfloor-to-ceiling glazing on all elevations.

在不可预见的未来,随着周围土地逐渐被开发建造起新的构筑体,以及紧随其后的日趋致密化的邻近环境,1282号筑地项目,其立面于广渗透性方面,将避无可避将面临种种不可预测的情况;因此它所遵循和呈现的形态学理论——譬如建筑外围周长的边际线不断向后退移,以及设计师逐渐削减对建筑板层的使用趋势——等等预示特征,即是设计师针对这种潜在状况进行的、某种意义上的抗争和回应。
Inan unforeseeable future, as the surrounding plots are constructed and with thegradual densification of the immediate environment, the extensive permeabilityof our facades will face unpredictable situations. The project’s morphology,with its continuous setback along the totality of theperimeter, as well as its gradually diminishing floor plates foreshadows andresponds to this potential condition.

设计师为了保证贯彻项目最初的愿景和计划,同时考虑到于未来会衍生出不同问题的建筑,1282号筑地项目中开始实施执行的方法选择确保沿1282号筑地项目的整个外围区域而建的廊道,拥有更开放的形态,更宽阔的视野,以及呈现出最大限度的呼吸感。
Theimplemented gesture guarantees generous breathing corridors along the site’sentire periphery, for our scheme as well as the future surrounding buildings inquestion.

只是在贝鲁特之外的,更广阔的土地上,那些被应用了相对而言开采因子数值较高的、尚未开发的地区区块则面临着更严峻的问题:在没有总体规划的情况下,它们的迅速升级态和高档化转型几乎是导致了灾难性的城市环境;而最大的挑战便是,一般而言开发商制定其计划的主要的也是唯一的参考,只有繁琐且过时的市政建筑法律规定的一般性准则。
Inmany sectors along the periphery of Beirut, relatively high exploitationfactors are applied on zones that are still undeveloped. In the absence of amaster plan, the rapid gentrification of these sectors has led to catastrophicurban conditions. In most cases, the general guidelines of the very complex andarchaic municipal building laws are the only leading rules and references onwhich developers build their schemes.

在这种情况下,如何真正意义上定义集成项目的整合和优化、以及从长远角度来审视它们及其毗邻环境之间的关系的难度,将会变得越来越大。
Insuch situations, it is becoming increasingly difficult to define theintegration of a project and its relationship on the long term with neighboringsites.

因此,设计师对1282号筑地项目的提议其实不仅是在以另一种方式在对当地的环境现状进行昭告:对城市建筑物的丧失以及其所处的城市结构的稀缺进行某种意义上的警示;同时还是另一种方式的预测和调试:预测是关于1282号筑地项目周围环境的扩张走势,以及项目本身与该处地区未来发展之间的、隐含种种不可预测的条件之间的和谐关系,调试是为其逐步演变和最终实现。
Ourproposal for Plot # 1282 does not only celebrate the present state of itsenvironment, the absence of buildings and the scarceness of the urban fabric onwhich it sits, it also anticipates the future expansion of its surroundings andits rapport with the unpredictable conditions that will be implied by thedevelopment of the sector.
