一、区位分析
Site Analysis
项目位于深圳市南山区东滨路与前海路交汇处的东南角，距离前海自贸区仅700米。整体区域有完善的地铁网络，用地下方有地铁9号线通过，交通便捷。项目原名为“南山龙船塘片区城市更新”，由两个地块组成，地块之间有区级文物保护建筑春牛堂和公共空间。
The project is located at the southeast corner of Dongbin Road and Qianhai Road in Nanshan District, Shenzhen, only 700 meters from Qianhai Free Trade Zone. The metro network serves the entire area well, with the No. 9 metro line passing underneath the site, providing convenient transportation. Formerly known as "Nanshan Longchuntang Area Urban Renewal," the project consists of two plots, with the district-level heritage building Chunniu Hall and public space between the plots.
项目与城市重要交通枢纽的便捷交通为项目高端产品的设计提供有力支撑，但也呈现出城市更新项目面临的复杂性：地块下方还有地铁9号线涵洞及远期规划的深港西部快轨；地块现状及周边高差较大，且建筑限高120米；春牛堂周围20米范围内不许建筑建筑，20米-50米内只能建造18米以下的建筑，那么，要如何处理项目与春牛堂的关系？
Convenient access to the city's major transport hubs strongly supports the design of the project's high-end products but also presents the complexity of the urban renewal project: there is also a culvert for Metro Line 9 and the future Hong Kong-Shenzhen Western Express Rail Link under the site; there is a significant height difference between the current site and the surrounding area, and the building height is limited to 120 meters; no buildings are allowed within 20 meters of Chunniu Hall, and only buildings less than 18 meters can be built within 20 to 50 meters. What is the relationship between the project and Chun Niu Tang?
二、设计策略
Design Strategy
深圳作为一座快速发展的新兴城市，历史文化古迹较为稀少。春牛堂是深圳牛耕文化的历史留存与见证，在高楼林立的现代化建筑之中显得尤为珍贵。我们希望通过项目的城市更新设计，保留历史记忆，让传统文化重新焕发光彩。
Shenzhen has few historical and cultural monuments as a rapidly developing new city. However, Chunniu Hall is a historical reminder of Shenzhen's animal husbandry culture, precious amid modern buildings with tall skyscrapers. Through the urban regeneration design of the project, we hope to preserve the historical memory and bring back the glory of traditional culture.
规划上以春牛堂为中心，两座120米的塔楼对春牛堂进行三面环抱。景观延续春牛堂轴线，并结合春牛堂广场打造一个多层次的公共空间，营造一个舒适的纪念公园。结合场地高差，在局部设置下沉景观广场，使地下商业空间可局部采光，带动人流，丰富景观空间层次。
The design is centered around the Chunniu Hall, surrounded by two 120m towers on three sides. The landscape continues the axis of Chunniu Hall and combines with Chunniu Hall Square to create a multi-level public space and a pleasant memorial park. Combined with the height difference of the site, a sunken landscape plaza is partially created so that the underground commercial room can be partially lit, promoting the flow of people and enriching the layers of landscape space.
结合场地特征，我们塑造了多样化的公共空间，以适应市民和居民多层次的活动需求，同时突出鲜明的个性，创造富有特色的空间以及人性化的生活场所。
Combined with the site's characteristics, we have shaped diverse public spaces to meet the multi-level activity needs of citizens and residents while highlighting distinctive personalities and creating spaces rich in character and humane living places.
设计方案坚持社会效率、经济效益和环境效益统一原则，在创造良好的社会环境的前提下，节约用地，开发空间，提高土地效益。
The design scheme adheres to social efficiency, economic efficiency, and environmental unity, saving land, developing space, and improving land efficiency to create an excellent social environment.
三、立面设计
Façade design
项目立面结合功能分区综合性、整体性以及虚实结合的搭配方式，通过精致的细部、有趣的空间、简洁的肌理、雕塑感的形体设计手法，既在有限的空间里展现出了优雅且独一无二的城市形象，又形成了一个含蓄、稳健、和谐的统一形体，与周边建筑相呼应，协调，相得益彰。
The façade of the project combines comprehensive functional zoning, integrity, and a combination of natural and imaginary through exquisite detail, exciting space, simple texture, and sculptural form design techniques. It presents an elegant and unique urban image in a limited area. It forms a subtle, robust, harmonious, unified form, echoing and coordinating with the surrounding buildings and complementing each other.
建筑立面采用通高的玻璃设计，玻璃材质化解了巨大体量的厚重感，增强了建筑轻盈时尚的现代感。无边界的开阔视线，将大小南山无敌景观尽收眼底，让日常办公变得轻松和惬意。建筑应用竖明横隐的幕墙设计手法，大面积选用纯粹的双层中空超白钢化双银LOW-E玻璃，勾勒出通透且充满现代感的极简地标形象，打造南山前海自贸区的门户标志性建筑。
The façade of the building is designed with full-height glazing, which reduces the heaviness of the massive mass and enhances the light and stylish modernity of the building. The unobstructed view of South Hill makes the daily office routine easy and relaxing. The facility uses a vertical and horizontal curtain wall design with a large area of pure double-layer hollow ultra-white toughened double-silver LOW-E glass to create a transparent and modern image of a minimalist landmark, forming a gateway to the Nanshan Qianhai Free Trade Zone.
办公大堂接待中心内部保持着与建筑外部整体的统一，各个空间隔而不离，相辅相成，营造出包容的气质和开阔的视野。
The interior of the office lobby reception center is unified with the exterior of the building as a whole, with the spaces separated and complementing each other to create an inclusive atmosphere and an open view.
公共开敞，却又内敛聚合；轻盈舒展，却又变幻丰富；高冷空灵，却又温润有度。对于这样一个融于生活的城市办公建筑，我们希望在时间与空间的变换里，重塑内敛、高冷、丰富的文化空间。在传统与地域的碰撞中，交织出对城市生活的前瞻和想象。
Publicly open, yet introverted and cohesive; light and spacious, yet richly varied; cool and ethereal, yet tempered. For such a vibrant urban office building, we want to create an introverted, calm, and rich cultural space in the transformation of time and space. We weave a forward-looking and imaginative vision of urban life in the collision of tradition and region.
四、健康建筑
Healthy architect
人是复杂而多元的生物群体，建筑是服务于人的综合空间解决方案。健康生活方式的养成，需要用符合健康环境的整体设计来潜移默化地引导。远洋·滨海大厦在设计之初就贯彻“以人为本”的设计理念，致力于打造一个健康生态的办公场域。
People are a complex and diverse group of creatures, and architecture is a comprehensive spatial solution to serve them. The development of a healthy lifestyle must be guided by an overall design consistent with a healthy environment. From the beginning of its design, Sino-Ocean Marina Tower has implemented the "people-oriented" design concept and is committed to creating a healthy and ecological office space.
环境上，远洋·滨海大厦位于两湾一山三公园的生态格局核心，近可享前海区绿化走廊，远可观深圳市中心和香港的景色。建筑上，我们贯彻健康理念，打造健康办公21项特色，使用28种健康材料，带来阳光绿色的商务生活。室内设计注重节能、降噪、通风、控温，营造舒适的健康办公物理环境。这是远洋对健康办公环境由外而内的思考。
In terms of environment, Sino-Ocean Marina Tower is located at the heart of the ecological pattern of two bays, one mountain, and three parks, with a green corridor in Qianhai District nearby and views of Shenzhen city center and Hong Kong from afar. Architecturally, we have implemented the concept of health by creating 21 features of a healthy office and using 28 restorative materials to create a sunny and green business life. Furthermore, the interior design focuses on energy saving, noise reduction, ventilation, and temperature control to create a comfortable and healthy physical office environment. This is Sino-Ocean's way of thinking about a healthy office environment from the outside in.

贝聿铭说：“建筑是有生命的，它虽然是凝固的，可它上面蕴含着人文思想。”从历史场景到现代空间，从文物砖墙到城市幕墙，远洋·滨海大厦以空间互补的设计品质更新城市生活方式，以独特现代的设计手法引领前海新时尚，从人文融合、健康渗透、艺术价值介入、智慧共享城市等多角度重塑建筑的场域，以回归“以人为本”的建筑理念，让建筑契合城市特质，对提升城市形象产生综合立体的正向影响。
I.M. Pei said, "Architecture is alive; although it is solidified, it contains humanistic thoughts about it." From historical scenes to modern spaces, from traditional brick walls to urban curtain walls, Sino-Ocean Marina Tower renews the urban lifestyle with its complementary design quality, leads the new fashion of Qianhai with its unique and modern design approach, reshapes the field of architecture from multiple angles such as humanistic integration, health penetration, artistic value intervention, and intelligent shared city, and returns to "people-oriented."
